MIPIM Cannes

24.03.2023

The MIPIM France real estate conference, in Cannes last week, attracted a diverse array of industry leaders, investors, and stakeholders from around the world. With a focus on innovation, sustainability, and emerging trends in the real estate sector, the conference provided a platform for thought-provoking discussions, informative panels, and engaging presentations.

However, despite the high quality of the panels and the wealth of information presented, we felt that there was not enough focus on "emerging" asset classes, such as data centers and infrastructural sectors. While the conference only touched on these topics, we would like to expressed a desire for more in-depth discussions and presentations on these subjects.

The European real estate market has experienced a range of challenges in recent years, including economic uncertainty, geopolitical instability, and changing consumer preferences. These challenges have impacted various sectors of the real estate market, including commercial, residential, and industrial properties. Instead of those mentioned sectors the infrastructural and data center developments are going straight through the roof. - Maybe we should be more openminded and skip our focus as well to something "new".

German Data Center market development

03.03.2023

Over the past decade, the demand for data storage and processing has been rapidly increasing as a result of the exponential growth of data generated by businesses and individuals alike. This has led to the development of data centers, which are specialized facilities designed to store and process digital data.

In Germany, data centers have been experiencing significant growth in recent years, with Berlin and the surrounding areas emerging as hotspots for data center development. This is largely due to the city's strategic location at the intersection of major international fiber optic networks, as well as its strong infrastructure and political stability.

In Berlin, several large data centers have been built in recent years, including facilities operated by Microsoft, Google, and IBM. These data centers are designed to provide secure, reliable, and efficient storage and processing of data, and they are expected to play a critical role in supporting the growth of cloud computing and other digital technologies.

One of the key advantages of data centers in Berlin is their ability to provide low-latency access to users across Europe. This is particularly important for businesses that require high-speed, low-latency connections for their applications and services. Additionally, the availability of renewable energy sources in the region has made it an attractive location for companies looking to reduce their carbon footprint.

However, the development of data centers in Berlin has also raised concerns about energy consumption and the impact on the environment. The energy consumption of data centers is significant, and as the demand for data storage and processing continues to grow, so too will the demand for energy. To address these concerns, data center operators are increasingly turning to renewable energy sources such as wind and solar power, and are implementing energy-efficient technologies and practices.

Overall, the development of data centers in Germany, and in particular in Berlin and the surrounding areas, represents a significant opportunity for businesses and the broader economy. By providing reliable and secure storage and processing of data, data centers are enabling the growth of digital technologies and driving innovation in a range of industries. However, it is important that the growth of data centers is managed in a sustainable way, to ensure that the benefits are maximized while minimizing the impact on the environment.

ESG in Data Center developments

31.03.2023

ESG (Environmental, Social, and Governance) is a set of criteria that investors and stakeholders use to evaluate the sustainability and ethical impact of a business or investment. With the growth of data center developments, it is becoming increasingly important to incorporate ESG considerations into the design, construction, and operation of these facilities.

Environmental considerations are perhaps the most critical aspect of ESG in data center developments. The energy consumption of data centers is significant, and as the demand for data storage and processing continues to grow, so too does the demand for energy. To address this, data center operators are increasingly turning to renewable energy sources such as wind and solar power, and are implementing energy-efficient technologies and practices.

For example, data centers can use technologies such as virtualization, which allows multiple virtual machines to run on a single physical server, reducing the overall energy consumption. Additionally, data center operators can implement cooling systems that use outside air, rather than air conditioning, to cool the servers. This not only reduces energy consumption but also reduces water consumption.

Social considerations are also important in data center developments. Data centers can have an impact on local communities, and it is important to ensure that these impacts are positive. This can include creating jobs and economic opportunities for local residents, as well as ensuring that the facility is safe and does not pose a risk to the health and well-being of the community.

To address social considerations, data center operators can engage with local stakeholders and communities to understand their needs and concerns. This can include creating community outreach programs, providing job training and education programs, and working with local businesses to create economic opportunities.

Finally, governance considerations are important in ensuring that data center developments are conducted ethically and transparently. This includes complying with all relevant laws and regulations, as well as maintaining high standards of corporate governance and transparency.

To address governance considerations, data center operators can implement rigorous reporting and monitoring procedures to ensure that the facility is operating in compliance with all relevant laws and regulations. Additionally, they can engage with stakeholders and investors to provide transparent information about the environmental and social impact of the facility.

In conclusion, incorporating ESG considerations into data center developments is critical for ensuring that these facilities are sustainable, ethical, and transparent. By implementing energy-efficient technologies and practices, engaging with local communities, and maintaining high standards of governance and transparency, data center operators can create facilities that support the growth of digital technologies while minimizing their impact on the environment and local communities.

Datacloud Global Congress Monaco 2023

12.04.2023

Terra Project Holding, a leading build-to-suit acquisition Data Center platform, will be
attending the upcoming Datacloud Global Congress in Monaco from April 25th to April 27th. The event, which is one of the largest gatherings of data center professionals in Europe, will provide a platform to TERRA and of course all other attendees to showcase latest innovations and projects.

In addition to this, we are convinced that the focus will be on sustainability and the demand for data center capacity in 2023. Driven by the explosion of digital services and cloud computing, it might be the hardest task for all players to match those two forces.

We are looking forward to meeting you in Monaco. If you are there and would like to meet the team please contact us via contact@terra-holding.de.

Impressions of the Datacloud Global Congress in Monaco

02.05.2023

Terra Project Holding GmbH recently attended the Data Cloud Global Congress in Monaco, where we had productive conversations and gained new insights and ideas for upcoming projects. The overall theme of the event was ESG and focuses on sustainability in terms of developments and business practices.

As a company that prioritizes sustainability and ethical responsibility, TERRA was pleased to see so many industry leaders and experts discussing the importance of ESG in the hyperscale data center and cloud computing industries. The event has been a perfect and valuable opportunity to connect with like-minded people and innovative companies and as well as learn about new innovations and best practices that can help them continue to advance their own ESG efforts. Looking forward to meeting everyone next year in Cannes or at any other place around the globe.
